Today the Bank of Canada announced that they are maintaining their overnight lending rate at 1/4 percent. Although total CPI was positive in the last quarter of 2009, a considerable amount of excess supply exists in the economy. Rates will be announced again on March 2, 2010.

The Canadian housing market saw home sales climb 7.7% from the previous year in December. December sales hit a record high, however CREA forecasts sales will still increase by 7% this year.

US 30 year and 15 year fixed rate mortgages fell to their lowest level in 38 years, according to a Freddie Mac weekly survey.

Below is a list of some of the common services we provide to our clientele.

Initial Consultation and Application

A personal one-on-one meeting with our clients is always arranged when first referred. Whether it is in the comfort of the client's home or at one of our offices, we provide an intake consultation and take the application. This enables us to understand our client's needs and provide them with the financing that is optimal for them.

Pre-approval

The initial consultation and application enables us to provide our clients with an approval the same day.

Purchase

We help clients who are shopping for a new home get pre-approved so that they know how much they can afford. This also allows the client to lock in the rate for a period of time, protecting them if rates rise. Once a property is chosen, we obtain an approval from a lender for the chosen property.


Renew

Whether a client's term is 6 months or 5 years, we seamlessly renew a client's mortgage into a new term at a competitive rate. Refinancing can also be taken care of at this time, if required.


Refinance

Depending on the mortgage rate a client has, they may chose to take advantage of current lower mortgage rates through a refinance. Often the monthly payment is lowered allowing the client to make additional payments to principal and become mortgage-free faster. In this way a client also locks the low rate for a period into the future during which rates may rise. Clients are able to pay off high interest-rate debt at this time also, making them responsible for one payment per month and decreasing the overall total payment amount.


Home Equity Line of Credit

Clients who have existing equity in their home can take advantage of this product. When it is not used, no interest is incurred and no payment is required. Once a client uses this low interest credit facility, the monthly payment required is interest only.


Tax Deductible Mortgage

We show our clients how they can make their mortgage interest payments tax deductible, while investing in a rental property and/or other dividend-paying investments.


Debt Consolidation

Clients can consolidate their debt by paying off high-interest rate debt and wrapping it into their mortgage payment at a much lower rate. This allows the client to pay off revolving credit lines (such as credit cards) at a much faster rate and at a lower cost to them.

First time Buyer

With our mortgage team, first time buyers are lead through the process of getting approved and finally becoming first time home owners. We answer all questions a new investor of real estate might have to make their first experience pleasant and comfortable. Our network of realtors, lawyers, interior designers, financial planners and accountants makes us a great resource to our clients just starting. 

Home Renovation

Want to take advantage of renovation tax credits but need the cash? We can help by accessing the equity in the homes of such clients. Whether a client wants to do some updating to the home, to clients wanting to renovate more extensively, we can provide low cost solutions.

5% Cash Back Mortgage

Home buyers and refinancers can take advantage of receiving cash back to use towards their needs on closing.

Credit Counselling

We want all our clients to be financially secure. This is why we help those who require it with the first step in achieving that goal -- having a good credit rating. We provide credit counselling and a road map to all our clients so that they have all the options open to them when it comes to mortgage financing.
